Finding the right tenant is where self-managing owners have the most to lose. A vacancy that runs an extra month, a lease that doesn't reflect Colorado's current rules, or an applicant who looked fine on paper can easily cost more than a year of management fees. Our leasing-only service handles that part and leaves day-to-day management to you.
What's included
- Rent pricing: a rent recommendation based on current comparable rentals near your home, not a generic online estimate.
- Listing and marketing: professional listing copy and photos, published on the major rental sites.
- Showings: we handle inquiries and show the home, so you don't have to.
- Screening: background and credit checks, income verification, and rental history verification for every applicant, using the same written standard for everyone.
- A Colorado-compliant lease: updated for 2025 and 2026 changes, including the two-month security deposit ceiling and the new limits on rental fees.
- Move-in funds: we collect the deposit and first month's rent before handing over keys.
- Move-in inspection: a documented inspection with photos and video. Under Colorado's new deposit law, this record is what protects you at move-out.
What happens after move-in
You take over rent collection, maintenance, and tenant communication. If you later decide you'd rather hand those off too, you can move to full management at any time.
Who leasing-only is right for
This service works well if you live locally, are comfortable handling repairs and tenant calls, and mainly want help with the most time-consuming and legally sensitive part. If you live out of state or are relocating, full management is usually the better fit.
Pricing
Leasing-only placement is a one-time fee of 50% of one month's rent, due only after a tenant signs and move-in funds are collected. If we don't place a tenant, you don't pay.
