Banning Lewis Ranch is one of the largest master-planned communities in Colorado Springs, with mostly newer single-family homes, community pools and a fitness center, parks, and trails. It's inside city limits on the northeast side, a short drive from the Powers corridor and Peterson Space Force Base. That combination draws a lot of renters, and a lot of competing rental listings.
What renters look for here
Families come for newer homes, community amenities, and schools. Most of Banning Lewis Ranch is served by District 49, and the community also has the Banning Lewis Ranch Academy charter schools. Military families are a big share of the renter pool because of the commute to Peterson and Schriever.
What owners should know
- You're competing with near-identical homes. Many homes share builders and floor plans, so renters compare listings side by side. Pricing a few dollars too high can add weeks of vacancy. We price against current comparable rentals in the community.
- Metro district and HOA rules apply to tenants. Landscaping, parking, trash, and exterior standards are enforced, and violation notices usually go to the owner. We give tenants the rules at move-in and deal with notices before they turn into fines.
- Newer homes still need upkeep. Builder warranties expire, and small items like sprinkler systems, grading, and appliance issues are easier to handle early. We check for them at every inspection.
- Relocating owners are common. If you bought here and are moving on orders or for work, see renting out your home when you PCS.
What it costs
The same published rates apply everywhere we work: 8% of rent collected, a leasing fee of 50% of one month's rent ($500 minimum) when we place a tenant, and $250 for a renewal. See the full fee breakdown.
