Falcon is a fast-growing area in unincorporated El Paso County, east of Colorado Springs along Highway 24 and Woodmen Road. It ranges from planned communities like Meridian Ranch and Woodmen Hills to homes on larger lots, and it attracts renters who want more space and a quieter setting within reach of the city.
What renters look for here
Falcon renters are often families drawn by newer homes, bigger yards, and District 49 schools, plus military families assigned to Schriever or Peterson Space Force Base. Many are willing to trade a longer drive into Colorado Springs for more house for the money.
What owners should know
- Well and septic need attention. Some larger-lot properties have private wells and septic systems. Tenants need clear instructions, and the systems need periodic service. We build both into move-in and our maintenance plan.
- Weather is part of the job. Falcon's open terrain brings wind and drifting snow. We spell out tenants' responsibilities for snow and yard care in the lease and check for wind damage after storms.
- Metro districts and HOAs apply. Communities like Meridian Ranch and Woodmen Hills have their own covenants and amenities. We make sure tenants know the rules and respond to notices quickly.
- Vendor response times are longer. Falcon is farther from many contractors. We line up vendors who reliably serve the east side, so repairs don't sit.
What it costs
The same published rates apply everywhere we work: 8% of rent collected, a leasing fee of 50% of one month's rent ($500 minimum) when we place a tenant, and $250 for a renewal. See the full fee breakdown.
