Briargate is an established, family-oriented area in north Colorado Springs, with mature neighborhoods, parks and trails, and quick access to I-25, Powers Boulevard, and the north-side shopping and employment centers. Rental demand here is steady year-round.
What renters look for here
Most Briargate renters are families who want to be in Academy District 20, one of the region's most sought-after school districts. That makes timing important: many look for homes in late spring and summer so they can move before the school year. Professionals commuting to north-side employers and the Air Force Academy are also a big part of the market.
What owners should know
- Timing the lease matters. We aim to have leases end in the spring or early summer, when family demand is highest, rather than in the middle of winter.
- Older homes need a closer look. Many Briargate homes are a few decades old. Roofs, water heaters, furnaces, and windows show up in inspections here more than in newer communities, and planning for them beats paying emergency rates.
- HOA standards apply. Many subdivisions have covenants on landscaping, parking, and exterior upkeep. We make sure tenants know the rules and respond to notices quickly.
- Presentation drives rent. Renters here compare condition closely. Simple updates like paint, lighting, and fixtures often pay for themselves in rent and a shorter vacancy.
What it costs
The same published rates apply everywhere we work: 8% of rent collected, a leasing fee of 50% of one month's rent ($500 minimum) when we place a tenant, and $250 for a renewal. See the full fee breakdown.
