Stetson Hills is an established neighborhood just east of Powers Boulevard in northeast Colorado Springs, built mostly from the late 1990s through the 2000s. It's mainly three- and four-bedroom single-family homes with attached garages, plus townhomes and apartment communities near the commercial areas, with neighborhood parks and quick access to shopping on Powers.
What renters look for here
Stetson Hills draws a lot of military renters, since Peterson Space Force Base is a short drive away and Schriever Space Force Base is reachable by Highway 94. Families like the schools, too. Much of the neighborhood is in Falcon District 49's Sand Creek Zone, which includes Stetson Elementary, Springs Ranch Elementary, Horizon Middle School, and Sand Creek High School.
What owners should know
- The master HOA is active. Much of the neighborhood is covered by the Ridgeview at Stetson Hills Master HOA, which, with its four sub-associations, covers more than 3,200 homes. Covenants address things like exterior changes, parking and stored vehicles, and yard upkeep. We make sure tenants know the rules and respond to notices quickly.
- Plan for PCS turnover. Military tenants can end a lease early under the SCRA if they receive PCS orders. We plan for it with lease terms and aim for lease end dates in late spring and summer, when demand is strongest.
- Original systems are coming due. Many homes here are old enough that original water heaters, furnaces, air conditioners, and roofs are near the end of their life. Planning for them beats paying emergency rates.
- Pets and presentation widen your pool. Many military families have pets. A clear pet policy, plus simple updates like paint and lighting, can shorten vacancies without adding much risk.
What it costs
The same published rates apply everywhere we work: 8% of rent collected, a leasing fee of 50% of one month's rent ($500 minimum) when we place a tenant, and $250 for a renewal. See the full fee breakdown.
