Fountain sits along I-25 just south of Colorado Springs and borders Fort Carson. That makes it one of the most active rental markets in the region, driven largely by soldiers and military families who want a short commute to post.
What renters look for here
A large share of Fountain renters are military families on two- to three-year assignments. They tend to look for move-in-ready homes, fenced yards, and pet-friendly policies, and they often arrive on tight timelines. Much of Fountain is served by Fountain-Fort Carson School District 8.
What owners should know
- Plan for turnover. Military tenants can end a lease early under the SCRA (Servicemembers Civil Relief Act) if they receive PCS orders. We plan for this with lease terms and by marketing quickly when orders come.
- PCS season is your peak. Demand rises in late spring and summer, when most military moves happen. Having your home ready then shortens vacancies.
- Be thoughtful about pets. Many military families have pets. A clear pet policy with appropriate pet rent can widen your pool without adding much risk, if screening and inspections are done well.
- Documentation protects your deposit decisions. Frequent turnover means more move-in and move-out inspections. Under Colorado's new deposit law, detailed photo and video records matter more than ever.
What it costs
The same published rates apply everywhere we work: 8% of rent collected, a leasing fee of 50% of one month's rent ($500 minimum) when we place a tenant, and $250 for a renewal. See the full fee breakdown.
