Powers Boulevard (Colorado Highway 21) is the main north-south route on the east side of Colorado Springs, lined with shopping, restaurants, apartment communities, and subdivisions, many built from the 1990s on. It runs past Colorado Springs Airport and the west gate of Peterson Space Force Base, and connects east-side neighborhoods to Highway 94 toward Schriever Space Force Base.
What renters look for here
Military families and civilians working at Peterson and Schriever are a big part of the renter pool here, along with east-side workers who want newer homes, attached garages, and quick access to shopping. School assignments vary along the corridor: depending on the address, homes fall in Falcon District 49, Colorado Springs District 11, or, on the north end, Academy District 20.
What owners should know
- Plan for PCS turnover. Military tenants can end a lease early under the SCRA (Servicemembers Civil Relief Act) if they receive PCS orders. We plan for it with lease terms and start marketing as soon as orders come.
- PCS season is your peak. Demand rises in late spring and summer, when most military moves happen. Having your home ready then shortens vacancies.
- Expect HOAs and districts. Many subdivisions along the corridor have HOAs, and some newer ones are in metropolitan districts. We make sure tenants know the rules and respond to notices quickly.
- You're competing with apartments. With plenty of apartment communities along Powers, renters compare. A fenced yard, a garage, and a clear pet policy help a single-family home stand out.
What it costs
The same published rates apply everywhere we work: 8% of rent collected, a leasing fee of 50% of one month's rent ($500 minimum) when we place a tenant, and $250 for a renewal. See the full fee breakdown.
